Fall 2017 Updates

Oxford Chase Development has been very busy working on various projects for Dollar General as well as keeping up with the marketing of our available space at The Pocomoke Marketplace in Pocomoke City.

As of right now our team has been approved to develop seven brand new Build to Suit (BTS) stores. Four are located in Maryland and two in Delaware

WORTON, MD: In Kent County, Maryland our 9,100 sf store in Worton, Maryland, at the corner of Porter’s Crossing Road & Worton Rd. is complete and opened and now UNDER CONTRACT.

MILLINGTON, MD: We have begun construction for a new 9,100 sf BTS store in Millington, MD also in Kent County Maryland, located adjacent to the fire house on Sassafras Ave. Our Millington store is scheduled for delivery in January of 2018.

WESTOVER, MD:  In Westover, MD, we are also under construction for a 9,100 sf BTS. This will be located Southbound on Rt. 413 about 1.25 miles off of Rt. 13 in Somerset County, Maryland. This will be a welcome addition to an area that is underserved by any type of grocery store. Westover is scheduled for delivery in November of 2017.

SHARPTOWN, MD:  On the corner of Sharptown Rd. & State Street we have procured as site to develop a New 9,100 sf BTS. We are in the process getting planning and zoning to rezone the properties that we are acquiring to develop. The Mayor and town council are behind this project 100% so it should we anticipate no delay in this project. The scheduled delivery for this location is June 2018.

PRESTON, MD:  Heading North on Dover Bridge Road, the 9,100 sf Dollar General will be located next to Bell Creek Equipment. This new location will be a great for a quick necessity run without the hassle of having to drive into Easton to pick up a few things. The delivery date should be around August of 2018.

WILLARDS, MD: Just off Rt. 50 in Willards, MD Oxford Chase Development has been approved by Dollar General to build a new 9,100 sf BTS store. Due Diligence is in progress, however the town council in Willards has been very supportive of this project so Oxford Chase is very confident that this will be built with a completion date in late 2018.

PYLESVILLE, MD: Located in Harford County, Maryland, this rural area is in need of a full-service store to fulfill their basic grocery and staple needs. Located on the corner of Rt. 165 & Rt. 24, this location has great visibility. Oxford Chase Development has been approved to proceed in building a 9,100 sf BTS store. The delivery date is projected to be around the 1st quarter of 2019.

HARBESON, DE:  On the SE corner of Lewes/Geogetown Hwy. (Rt. 9) and Fisher Road, we have been approved by Sussex County planning and zoning to rezone the corner for commercial use. All plans are in for review and are working on the final stages of approval. This location will be fantastic for thousands that are on their way to the beach for the day or the week to pick up groceries, snacks and other items needed for a day at the beach. This location is scheduled for delivery in October 2017.

PEARSON’S CORNER, DE: The owners of this property are working on rezoning and subdividing the property for our use. We are approved by Dollar General to build a 9,100 sf BTS store. This is a great location for folks headed to and from Dover that need to pick up a couple items and don’t want to go all the way to Dover. We have a way to go on this site, but we are scheduled to deliver it to Dollar General in July of 2018.

In addition to development of the Current Dollar Generals, Oxford Chase Development consults with other owners/landlords in the development of Dollar Generals. Recently, Oxford Chase Development worked with 101 South Camden Avenue, LLC to relocate the Fruitland, Maryland Dollar General which was located in a shopping center and construct a 9,100 sf stand-alone building. The new Dollar General is located at 304 W. Main Street, Fruitland, Maryland.

Extensive research is done by Dollar General in each market they select to build in. They feel that all the areas that they bring a location is a necessity to the surrounding communities.

Dollar General selected Oxford Chase Development, Inc. to be exclusive developers for their Build to Suit stores since 2011. In that time frame Oxford Chase Development has developed and delivered:

POCOMOKE MARKETPLACE

All About Dance

We are pleased to announce that we have just signed a 24 month lease with All About Dance Academy. All About Dance Academy (formerly The Dance Loft) is a local children’s dance academy that has been serving the Pocomoke area for over 30 years. Once located in Downtown Pocomoke, the academy has outgrown their current location and are upgrading to the Pocomoke Marketplace. We are happy to have them join us.

Our shopping center located in Pocomoke City, MD, known as the Pocomoke Marketplace currently has retail opportunities ranging in 2,000 space, 8,300 space and a 3,500-restaurant pad site. The Pocomoke Marketplace is located at the intersection of Rt. 113 and 13 in Worcester County, Maryland.

NEWTOWNE SQUARE

We still have available our 2.25 acre land near Ruby Tuesdays and Lowes in Pocomoke City. This site has water and sewer already at the site and is ready to build. The asking price for this land is $475,000.
